What is a real estate wholesaling CRM?
A real estate wholesaling CRM is software that runs the wholesale workflow end to end: capturing motivated-seller leads, automating follow-up, tracking deals through a pipeline, and moving properties to cash buyers. Unlike a generic CRM, it's organized around assignments, dispositions, and the speed-to-lead that wholesaling demands.
How is Find different from a general CRM like HubSpot or Salesforce?
Find is purpose-built for real estate wholesalers, so the pipeline, automations, and disposition tools fit how you actually work. General CRMs are built for B2B sales and need heavy customization to handle motivated-seller leads, cash-buyer lists, and assignment fees. Does Find include skip tracing and calling?
Yes, both are built in. Skip tracing looks up phone numbers and emails from an owner's name and property address, one contact at a time, in bulk from a Smart List, or automatically inside a workflow, with spend caps you set. Traced numbers are never auto-texted, and Find does not check them against the National Do Not Call Registry, so check it before you call. A browser softphone handles calls with click-to-call, and every call is recorded. Texting and calling run on your own Twilio numbers; skip tracing is billed by usage or through your own TitanSkip account.
Does Find have AI features?
Yes, and they're optional and reviewed by a person. Find can draft inbox replies and write a “catch me up” summary for any lead, grounded in your real records. AI stays off until an admin turns it on, and it never sends a message on its own. It is billed by usage or runs on your own provider key.
Does Find help me find and manage cash buyers?
Yes. Find keeps your cash-buyer list tagged and segmented, and buyers can join it through a hosted sign-up form. When a property is ready you publish a branded deal page, market it to the buyers you pick by tag in one click or automatically when the page goes live, and capture interest straight from the page. Find doesn't match buyers to deals automatically; you choose the audience.
Can Find automate my SMS follow-up?
Yes. Two-way texting lives inside every contact record, and automated sequences fire on triggers like a new lead: a first text to leads who opted in, then multi-step follow-up, held to legal texting hours in the recipient's time zone. Automated texting stays off until an admin turns it on. Emails you send from your own domain are logged to the deal too.
Can I send contracts for e-signature from Find?
Yes. Build contracts and letters from templates that auto-fill from the deal, generate a PDF, and collect signatures in-app or by sending signers a link, with multiple signers in order, through your own SignWell account (a paid SignWell plan). Signed copies file back onto the deal automatically.
How does Find compare to REsimpli, Carrot, or DealMachine?

How much does Find cost?

Texting and calling (Twilio, plus carrier and A2P fees), e-signature (a paid SignWell plan), email (Resend), file storage and photo hosting run on accounts you connect and are billed by those providers; skip tracing and the optional AI are billed by usage or through your own provider key.
How do I bring my existing leads and lists into Find?
During onboarding, the Find team helps you move your existing leads, lists, and cash buyers into the system and map data from your previous CRM or spreadsheets. You can also give any source, a scraper, a form, or another tool, its own secure webhook that pushes new leads straight into your pipeline, deduplicated and tagged with where they came from.
Is real estate wholesaling legal?
It depends on the state. Assigning a purchase contract is the usual structure, but Illinois, Pennsylvania and Nebraska tie wholesaling to a real estate license, Connecticut and Oregon require a wholesaler registration, and states such as Texas, Arizona, Maryland, Oklahoma and Louisiana require written disclosures. Confirm your state with a real estate attorney.

We set up your account with you after a demo, and you can import your leads, lists and buyers on day one. Texting goes live once Twilio approves your A2P 10DLC brand and campaign, and Twilio puts campaign vetting at two to three weeks, so start registration early. Custom pipelines and moves from another CRM are handled during guided onboarding.

Yes. Every teammate gets their own login, and Admin, Manager and User roles control who can change settings, integrations, automations and deletions. Key actions are recorded in an audit log, and each user can turn on two-factor authentication. Pricing scales with the number of seats your team needs.
Can I run dispositions from Find?
Yes. When a deal is ready to assign, Find lets you publish a branded disposition page with photos and property details, market it to your tagged buyers by text, and capture interest from buyers straight on the page. Disposition lives in the same system as your acquisitions pipeline, so nothing is re-entered between teams.
Is my data secure?
Find gives every user their own login with optional two-factor authentication, limits settings, integrations and deletions by role, keeps an audit log of key actions such as logins, sends, opt-outs and deletions, and isolates each company's data in its own account. Data is encrypted in transit over HTTPS.
Does Find have a power dialer?
No. Find has browser click-to-call on your own Twilio numbers, and every call is recorded, but there is no power, parallel or predictive dialer and no voicemail drops.
Does Find sell lead lists or property data?
No. Find doesn't sell lead lists or property data. Pull lists from a data tool such as PropStream, BatchLeads or DealMachine, then import them into Find by CSV or a private webhook.
