How to dispo a wholesale deal

To dispo a wholesale deal, price it so your buyer can still profit, package it so buyers can judge it without a walkthrough, send it to the buyers who fit, and assign the contract to the one who commits. Disposition is the selling side of a wholesale deal: acquisitions gets the property under contract, and dispo finds the cash buyer and gets it closed.

  1. Price it from ARV and repairs. Estimate the after-repair value from recent comparable sales, estimate the rehab, and set a dispo price that leaves your buyer room for repairs, holding costs and profit. Your fee is the gap between that price and your contract price. Check the math in the free ARV and MAO calculator, then record ARV, rehab, MAO and assignment fee on the deal; Find calculates the spread.
  2. Shoot the photos. Every room, the roof, the mechanicals and the worst damage; buyers estimate repairs from photos.
  3. Publish the dispo page. Add photos, price, description and your contact details, then publish. Buyers can't see a page until it's published.
  4. Send it to the right buyers. Pick the tags that fit, such as [Area] and [Price band], and send from a template that fills in the address, ARV, price and page link.
  5. Work the replies the same day. The deal shows which buyers replied. Call them first and watch the page's view count.
  6. Lock the buyer and assign. Get the assignment contract signed and the buyer's deposit to your title company. Confirm with a real estate attorney that your contract can be assigned in your state, or plan a double close.

Build your cash-buyer list

Your buyer list in Find is every contact with the Buyer role, organized by tags. Buyers get there three ways:

  • Your cash-buyer sign-up form. A hosted form you can link to or embed on your site. Each sign-up lands with the Buyer role, tier, price range and proof-of-funds answer.
  • CSV import. Bring in a spreadsheet or an old CRM export through the column-mapping wizard, with duplicate handling.
  • Dispo page interest. A buyer who asks about a deal on its page joins your list, or their existing contact gets the Buyer role.

Every buyer keeps its source, and form sign-ups also capture UTM parameters and ad click IDs.

Since campaigns choose buyers by tags, tags do the work: one per area ([City] or [County]), one per price band ([Under 150k], [150k to 250k]), one for how they buy, and "inactive" for people to leave out. Ask for proof of funds before you assign, whatever the record says.

Publish a dispo page for each deal

A dispo page is a public page for one deal, branded with your logo, company name and color, showing the photos, price, property details and your contact information.

  • Photos are hosted on your own Cloudinary account.
  • View counts show how often the page has been opened.
  • The interest form takes the buyer's name, contact details and a message, and creates or updates that buyer in your list.

Market the deal to your buyers

Find sends a deal to the buyers you choose by tag as a text campaign, either when someone presses Market this deal or automatically when the deal's dispo page is published.

Write the message once as a template; the address, ARV, dispo price, beds and baths, and page link fill in from each deal.

For hands-off dispo, build an automation on the "dispo page published" trigger, or on a stage change that publishes the page and then creates the campaign. Each automation markets a deal once, so republishing a page after a typo fix doesn't send a second blast. Until an admin turns on automated texting, automated buyer campaigns are saved as drafts.

Each campaign can reach up to 10,000 buyers, with delivery tracking and retry of failed sends, and the deal shows which buyers replied.

Text buyers who asked to hear from you

Buyer blasts are marketing texts, so send them to people who opted in. CTIA, the US wireless industry group, expects express written consent for marketing messages and says not to use opt-in lists that were rented, sold or shared (CTIA Messaging Principles and Best Practices, May 2023, checked Oct 2026). A buyers list bought from another wholesaler doesn't meet that bar.

What Find does on buyer campaigns:

  • Consent wording. On forms that show consent wording (Find's buyer form template includes it), the box must be ticked and the exact wording is saved with each submission. Edit the wording so it describes the deal texts you'll send.
  • Texting hours. Campaign texts are held to 8am to 9pm in the recipient's time zone (estimated from the area code), with an 8pm cutoff in FL, MD, WA and OK and 9am to 8pm in CT. Other state rules aren't automated.
  • Opt-outs. "Reply STOP to opt out" is added to campaign texts that don't already explain how. A STOP on any of your numbers blocks texting that buyer from all of them, plain-English opt-outs count, and ambiguous replies pause automated and campaign texts until someone on your team decides.
  • Spacing and brakes. Campaigns to the same person are spaced 24 hours apart by default (a second blast to them waits until then), and an emergency stop halts sending.

The interest form on a dispo page doesn't show consent wording, so answer those buyers about that deal and send your sign-up form before adding them to blasts. Texts go out on your own Twilio numbers once your A2P 10DLC registration is approved; see two-way texting in Find and the A2P 10DLC guide.

What Find doesn't do

  • No automated buyer matching. Find doesn't match buyers to a deal by price, market or buy box; you choose the audience with tags.
  • No buyer lists or data for sale. Find doesn't sell buyer lists, property data or comps.
  • No MLS. Find doesn't post deals to the MLS or pull listings from it.
  • No bundled texting or photo hosting. Texts run on your Twilio account and photos on your Cloudinary account, billed by those providers; pricing lists what you connect.

Frequently asked questions

Does Find match buyers to deals automatically?

No. Find stores each buyer's markets and price range, but it doesn't match buyers to a deal by price, market or buy box. You choose who gets each deal with the Buyer role and tags (any tag, all tags, or tags to leave out), so tag buyers by area and price band if you want tight blasts.

Can cash buyers sign up for my buyers list?

Yes. Find includes a hosted cash-buyer sign-up form you can link to or embed on your site. Each sign-up joins your list with the Buyer role, tier, price range and proof-of-funds answer, and when the form shows consent wording the box must be ticked and the exact wording is saved with the submission.

Can I review a buyer text blast before it sends?

Yes. From Market this deal you can save the campaign as a draft and launch it yourself, and an automation can hold every buyer campaign as a draft or schedule it with time to cancel. Until an admin turns on automated texting, automated buyer campaigns are saved as drafts.

What should a dispo page include?

Enough for a buyer to judge the deal without a walkthrough: photos of every room plus the roof, mechanicals and worst damage, the address, beds, baths and square footage, your price, and your ARV and repair estimates with the sales you based them on. Add how and when buyers can see the property, the deposit and closing timeline you expect, and how to reach you, and leave out any number you can't back up.
