What it is

A CRM for real estate investors that bundles list building, skip tracing, a dialer, texting, direct mail, e-signature and accounting (REsimpli pricing, checked Oct 2026).

Best for

What it is

Carrot acquired InvestorFuse in 2022 and now sells it as CarrotCRM; existing InvestorFuse accounts are maintained (InvestorFuse, checked Oct 2026). Carrot positions it as a CRM for working inbound leads, connected to your other tools (CarrotCRM, checked Oct 2026).

Best for

Teams working inbound leads, especially Carrot website users, whose leads flow in automatically.

Carrot says CarrotCRM doesn't do direct mail, list stacking or driving for dollars (CarrotCRM, checked Oct 2026). No skip tracing, built-in dialer or buyer marketing is listed; calling runs through integrations such as smrtPhone (InvestorFuse pricing, checked Oct 2026). Essential caps e-signature at 5 sends a month.

Left Main REI

What it is

A CRM for real estate investment companies built on Salesforce (Left Main REI, checked Oct 2026).

Best for

Established teams that want a Salesforce-based system, with professional services hours on Launch and up.

Notable features

  • Starter: 5 users, cadences, dispo and transaction management, integrated calling, SMS and mailing, property data and a mobile CRM.
  • Launch adds DealSignals or DispoSignals, Property Sales AI and database enrichment.

What it is

An investor CRM with list building and data, direct mail, a built-in phone system, a website builder and e-signature on every plan (FreedomSoft pricing, checked Oct 2026).

Best for

Investors who want to pull lists, mail, call and text from one platform.

Notable features

  • Skip tracing billed per result, never per search, from $0.12 a credit.
  • Two-way texting, Click-2-Call dialer campaigns, dispositions management and iPhone and Android apps.
  • FreedomSoft says it handles A2P 10DLC approval for you.

Where it falls short

Usage is billed on top: SMS $0.04 to send or receive, voice $0.03 a minute. AI voice agents start at $297/month per agent, and several add-ons are one-time purchases of $1,997 or more.

REI BlackBook

What it is

A CRM with lead capture websites, a business phone system, marketing automation and property marketing (REI BlackBook pricing, checked Oct 2026).

Best for

Solo investors who want a seller website, phone numbers and a CRM for under $100 a month.

Notable features

  • Two-way texting, text blasts and drips; call tracking and recording; ringless voicemail on Growth and up.
  • Single property websites, a property finder portal and disposition management.

DataSift (formerly REISift)

What it is

DataSift, formerly REISift (the old REISift site now redirects to datasift.ai), is a data-first CRM: nationwide property data, list stacking, skip tracing and sequences (DataSift pricing, checked Oct 2026).

Teams that market to stacked off-market lists at volume.

What it is

A general work-management platform, now sold by Progress, that you shape into a CRM with apps and workflows (Podio pricing, checked Oct 2026). Its real estate page targets realtors, brokers and agents, so a wholesaling setup comes from a template or a custom build (Podio real estate, checked Oct 2026).

Best for

Teams that want full control over fields and workflows and will maintain them.

Best for

Operators who build their own funnels and automations, or already run marketing on it.

Built for

Wholesale teams that want skip tracing, texting guardrails and dispo pages in the CRM, and are fine running texting and calling on their own Twilio.

Twilio (plus carrier and A2P fees), SignWell (paid plan), Resend, S3-compatible storage and Cloudinary run on accounts you connect, billed by those providers; skip tracing and the optional AI are billed by usage or your own provider key.

Where it falls short

  • No published price and no free trial; you start with a guided demo.
  • No power, parallel or predictive dialer and no voicemail drops. Every call is recorded and Find plays no recording notice, so you are responsible for any consent notice your state requires.
  • No native mobile app; it works in your phone's browser and installs to your home screen.
  • No property data or lead lists; import them from your data tool.
  • You bring your own Twilio account (and complete A2P 10DLC registration yourself) and a paid SignWell plan.
  • No National Do Not Call Registry check, and buyers are targeted by tags, not matched automatically.

REI Reply and Pete REI

Two more investor CRMs also come up when wholesalers search for a CRM. They aren't in the tables above, so here is what their own pricing pages list.

  • REI Reply sells one plan at $99 a month, or $997 a year, and bills texting and calling as pay-as-you-go Twilio usage. Its page lists skip tracing at $0.01 per lookup and says all sales are final (REI Reply pricing, checked Oct 2026).
  • Pete REI starts with Gold at $219 a month for 5 users, including 1,000 calling minutes and 1,000 texts, with extra texts at $0.01 each and extra users at $20 a month (Pete REI pricing, checked Oct 2026).

Data tools vs CRMs

Data tools find properties and owners; a CRM runs the conversations and deals that follow. Most real estate investing software sold to wholesalers sits in one of these two groups. PropStream describes itself as a real estate data provider with lead lists, comps and skip tracing (PropStream, checked Oct 2026). BatchLeads offers lead lists with owner phones and emails, skip tracing and outbound campaigns (BatchLeads, checked Oct 2026). DealMachine pairs nationwide property and owner data with a driving for dollars app and pay-as-you-go postcards (DealMachine pricing, checked Oct 2026).

The line blurs: BatchLeads lists "CRM features," and REsimpli, FreedomSoft and DataSift sell data with their CRMs. Many teams pull lists in a data tool and work them in a CRM. Find sits on the CRM side and imports lists by CSV or a private webhook.

Agent CRMs are a third group. If a "best real estate CRM" list is mostly tools for listing agents, check each one for the wholesaling jobs in the checklist below (off-market seller follow-up, skip tracing or clean imports, deal numbers and a cash-buyer list) before you buy.
