Three ways to skip trace in Find

You can trace one lead, a whole Smart List in bulk, or every new lead automatically as a workflow step. Results land on the contact, next to the deal, notes and conversation.

One record

Run a trace from the lead's record; any phone numbers and emails that come back are added to the contact. The record needs a property address with city, state and ZIP.

Batch skip tracing a whole list

A batch trace starts from a Smart List, which is a saved filter. Build the list, for example every contact tagged [List name] from [County], then choose Skip trace from the bulk actions and pick a match mode: name and address, or address only. Before anything is spent, Find sorts the records:

So with Re-trace recent off, a list of [total contacts] where [number] already have a working phone traces at most [total contacts] minus [number] records, and fewer once the other rows apply.

Automatically, as a workflow step

Once an admin turns on auto-trace, add a Skip trace step to an automation rule, such as "when a deal is created from [Lead source], skip trace the seller." The step can carry its own daily cap, or run as alert only, which flags the lead for a person instead of spending credits. When results come back, the "Skip trace returned" trigger fires, so a follow-on rule can create a call task, add a tag or move the stage on the seller's deal.

A separate skip tracing tool or tracing in your CRM

Skip tracing software for real estate investors, whether it's sold as a tool, a program, an app or a platform, takes owner names and addresses and returns contact details. The difference between a standalone skip tracing tool and tracing inside your CRM is where the results go and what happens to them next.

Some providers sell scrubbing: BatchData lists DNC status verification and a litigator scrub in its skip tracing plans (BatchData pricing, checked Oct 2026), and Skip Trace Depot sells a federal Do Not Call scrub at $0.04 per phone (Skip Trace Depot pricing, checked Oct 2026). A separate tool is the better fit if you need those scrubs, a provider other than TitanSkip, or property data and list building. Cost controls you set

Three guards limit what you spend:

  • Monthly spend cap. There is no cap until an admin sets one, so set it before your first bulk run.
  • Daily cap per rule. Each automation rule that traces can have its own daily limit, so one busy lead source can't drain the budget in a day.
  • Recent-trace guard. Properties you traced recently are skipped unless you choose to re-trace, which helps you avoid paying twice for the same property.

What comes back from a trace

A matched trace returns the phone numbers and emails on file for the owner you named at that address. They're saved to the contact, and each traced phone number is marked Cold with a note that it came from a skip trace, so your team can tell it from a number the seller gave you. Some traces return nothing.

An address-only trace can only return people tied to the address, which can mean a tenant or a relative instead of the owner. When a lead has no owner name, a single or automatic trace falls back to the address alone. Find flags those numbers owner-unverified and locks them from outreach, so nobody on your team contacts the wrong person. The better fix is upstream: find the owner of record in the county assessor or recorder records before you trace, so the trace runs on name and address.

How billing works

Skip tracing is switched on per account and runs through TitanSkip. Pay by usage through Find, or connect your own TitanSkip account and trace on your own credits. We confirm the billing setup and rates with you on the demo, alongside the CRM plan described on pricing.

After the trace: check before anyone reaches out

Traced numbers come with no consent from the person, so Find handles them differently:

  • No auto-texting. Find's automations and campaigns never auto-text skip-traced numbers, even after your team makes contact.
  • No National Do Not Call check. Find does not check numbers against the National Do Not Call Registry. Check the Registry and your state's rules before your team calls or texts. The FTC says telemarketers who are required to use the Registry must sync their lists with it at least every 31 days (FTC, checked Oct 2026).
  • Opt-outs and your internal do-not-contact list are checked before every text and call.
  • Hours. Manual outreach to skip-traced numbers is held to 8am to 9pm in the recipient's time zone (estimated from the area code), with an 8pm cutoff in FL, MD, WA and OK and 9am to 8pm in CT. Other state rules aren't automated.

Bring lists from PropStream, BatchLeads or DealMachine

Data tools find owners and build lists; a CRM runs the conversation that follows. Find doesn't sell property data or lead lists, so bring your list in one of two ways:

To skip trace a list from a CSV:

  1. Export. Include the owner's first and last name, property address, city, state and ZIP, plus the mailing address if the tool has it.
  2. Import. Map the columns in the import wizard.
  3. Save a Smart List filtered on that import, or on a [List name] tag you add with a bulk action.
  4. Set your monthly cap, then trace the Smart List in bulk.
  5. Check, then assign. Check results against the Registry and your state's rules, then assign the leads to your reps.

Already traced? BatchLeads says that when you save a property to a list, all available owner phone numbers and emails are added to the record (BatchLeads pricing, checked Oct 2026). But Find treats imported numbers like any other number: the no-auto-text rule, the owner-unverified lock and texting hours on manual outreach apply only to numbers traced inside Find. Keep imported cold numbers out of automations and campaigns, or import names and addresses only and trace in Find.

What Find doesn't do

  • No property data, comps or lead lists.
  • No National Do Not Call Registry check and no litigator scrub.
  • No skip tracing through providers other than TitanSkip.
  • No skip tracing API for your own code, and Find's optional AI doesn't run traces.
  • No native iOS or Android app. Find works in your phone's browser and installs to your home screen.

Frequently asked questions

Can I use my own skip tracing account?

Yes, if it's a TitanSkip account. Skip tracing in Find runs through TitanSkip, so you can pay by usage through Find or connect your own TitanSkip account and trace on your own credits. Numbers from other providers can come in by CSV import instead.

Does skip tracing always find the owner?

No. A trace returns the phone numbers and emails on file when there's a match, and some traces return nothing. An address-only trace returns people tied to the address, who may not be the owner, so Find flags those numbers owner-unverified and locks them from outreach to protect against reaching the wrong person.

Does Find check numbers against the National Do Not Call Registry?

No. Find does not check numbers against the National Do Not Call Registry, so check the Registry and your state's rules before your team calls or texts a traced number. Find does check opt-outs and your internal do-not-contact list before every text and call.

How do I skip trace a list from PropStream or BatchLeads?

Export the list as a CSV with the owner's name and the property address, import it with Find's column-mapping wizard, and filter a Smart List on that import. Then run a bulk trace on the Smart List. If the export already has phone numbers, you may not need to trace again, but Find's skip-trace protections only apply to numbers traced in Find.

What is the difference between batch and single skip tracing?

Single skip tracing looks up one record at a time, which fits an inbound lead or a deal you're negotiating. Batch skip tracing, also called bulk, runs a whole list in one job; in Find it runs from a Smart List and skips leads that already have a working number, were traced recently or have no property address.
